Bucharest’s office market is entering a new delivery cycle in 2026–2028, after a period of limited new supply. According to the pipeline, most buildings are scheduled for completion between Q2 2026 and Q4 2027, while several projects remain “on paper” for the following years.
The 2026 wave includes projects in key business areas. ARC Office Experience, located in the Basarab district, in Center-West area, will add around 30,000 sqm of Class A office space, with strong focus on sustainability, accessibility and employee wellbeing.

One Technology District, in northern Bucharest, will deliver around 20,595 sqm GLA and will host Infineon’s regional R&D operations, under one of the largest pre-lease agreements in the local office market.

Promenada Offices, part of the Promenada mixed-use extension in the Floreasca–Barbu Văcărescu area, will bring around 14,330 sqm GLA, integrated with retail and urban amenities.

Another project currently under development and scheduled for delivery within the next 12 months is Timpuri Noi Square Phase II, located in the Center South area of Bucharest. The new phase will include two distinct office buildings, with planned areas of approximately 27,400 sqm and 28,400 sqm. The project will further strengthen Timpuri Noi Square’s position as one of the key mixed-use business destinations in the city, benefiting from a central location, good public transport connectivity and access to a wide range of urban amenities.

For 2027, the pipeline includes projects such as U-Center 3 in Central-South, in the Tineretului area, with an office component of approximately 14,798 sqm, 60% pre-leased, alongside retail and residential functions.



The attached table also mentions Orhideelor Office Building, scheduled for Q4 2027, with a visible surface of 11,957 sqm, strengthening the Center-West office hub.

Overall, the 2026–2028 period could mark a gradual recovery of Bucharest office development. The next generation of buildings is defined not only by new space, by better locations, mixed-use concepts, ESG standards, flexibility, and long-term value for tenants.
