The residential market in Bucharest showed positive momentum in May 2026, both compared with the previous month and with the same period last year, according to an analysis by Fortim Trusted Advisors, based on data provided by ANCPI.
The number of home transactions in May 2026 reached 3,928 units, marking a 13.4% increase compared with April 2026, when 3,465 transactions were recorded.
Compared with May 2025, when 3,388 transactions were registered, the market advanced by 15.9%, confirming a return in buyer interest and narrowing the gap between the first months of 2026 and the performance recorded in 2025 to around minus 9%.

A notable aspect is that the level of transactions in May 2026 exceeded not only the previous month, but also the months of May in the last four years, which points to resilient demand despite a still cautious economic environment.
Top districts in Bucharest by home sales
Sector 1 recorded the strongest activity in the Capital, with 971 transactions, ahead of Sector 3 (907 transactions) and Sector 2 (800 transactions). This development suggests increased interest in premium areas and in residential projects with good access to infrastructure and services.
Sector 1 returned to the top of the residential transaction ranking, accounting for almost a quarter of all home sales in Bucharest.
At the same time, the number of mortgages registered a slight decline, indicating that some buyers continue to rely on their own sources of financing or postpone taking out loans while waiting for more favorable conditions.
