The office buildings that are put into use in 2023 are centred on the good estate and work environment of employees, known as “wellbeing”.
U Center 2 is under construction and is expected to be put into use in the third quarter of this year. Work is progressing rapidly, and in parallel a process is underway to certify the building to the Well Core standard.
The developer of the office building considers the health of the employees who occupy this building, their comfort and well-being. The U Center project is located in the centre-south area, Tineretului, next to the subway of the same name, near Şincai College. The positioning between two parks, Tineretului Park and Carol Park, favors access to tracks and bicycle rental points.
Both parks have sports fields – basketball, football, skating, but also promenade and jogging areas, which launch an invitation to joint activities after the office hours, which strengthen the team spirit and disconnect the participants from the office activity.
On the ground floor of the U Center buildings, retail spaces are provided, with restaurants, cafes, shops, a medical centre, a bank branch and a canteen, which reduces the time spent in traffic for such activities.
In addition, within a 10-minute walking distance there are 12 restaurants, in the park or in the pedestrian zone, where you can find everything from sushi to European food, pizza, burgers, salads or traditional dishes.
In total, U Center II has a leasable area of 35,022 sq m of Class A flexible office space, with floor areas from 3,372 sq m to 4,619 sq m, with efficient design. The office building benefits from 533 parking spaces, smart phone app access system in the parking lot and in the building, charging stations for electric cars.

The first building in the U Center complex was successful
The first phase of the U Center project, scheduled to open in 2022, achieved WELL Platinum certification earlier this year. The project attracted the attention of investors, being purchased for approximately 90 million euros by Pavăl Holding, as well as tenants, currently being 100% occupied.
Among the tenants are the companies Booking Holdings, Endava, Stradale, Lensa, Neuroaxis, Banca Transilvania.
Evolution of the volume of deliveries
This year, fewer office spaces are being put into use than in previous years, and the trend is downward. In total, an estimated 126,667 sqm of office space will be delivered in 2023 in eight new buildings.
A representative office building that appeared on the market this year is One Cotroceni Park phase 2, with a leasable area of 34,500 sqm. The project is mixed-use, office, residential and retail and benefits from all the amenities of a new class A building. The project is located next to Răzoare metro station and still has spaces available.
