The IT&C sector has returned to the front of the top of the areas in which activate the companies leasing office space in Q1 of 2022. In 2021 the first position was taken by the Medical – Pharma sector, with 16.9%, followed by IT&C with 16.7%. In 2022, the Medical – Pharma sector is no longer in Top 5 of areas generating new demand, covering only 2% of the leased office market.
During Q1 of 2022, the IT&C companies have leased most of the Class A office stock for their employees, namely 32% of the total stock at Bucharest level, and of 93.6% at the level of office market for secondary cities like Cluj-Napoca, Iasi, Timisoara and Sibiu.
In Bucharest, new office space was chosen by companies EveryMatrix, Expleo, CEGEKA, Instore Power Provider, NXP, Softbinator Technologies, Huawei, Flowx, K2 View, Bachman, S&T, Docaposte, RINF Outsourcing Solutions, in the first three months of 2022.
In Iasi, companies Microsoft and Visma Software have leased Class A office space, and in Timisoara Vodafone and Toluna will open new centers, while in Cluj-Napoca the HTEC group is expanding.
“Upon lifting the alert state and together with the reduction of the pandemic risk, the number of transactions for new demand has increased. Most active were companies in IT&C which targeted mainly Class A office buildings, recently supplied or to be supplied during this year, buildings which meet the ESG (Environmental, Social, Governance) standards and ensure capabilities specific to IT&C industry. On the second month of Q1 also, most of the companies looking for office space are from IT&C area, which leads us to estimating that this trend will be maintained also for the following period“, declares Nicolae Ciobanu, Managing Partner- Head of Advisory at Fortim T.A., Alliance Member of BNP Paribas Real Estate.
The second and third places in the top of the activity areas are taken by the Professional Services (23%) and FMCG (15%) (Fast-Moving Consumer Goods), two market segments also encouraged by the lifting of the anti-Covid restrictions.

What kind of space do the IT&C companies prefer?
In Bucharest, the IT&C companies have looked towards Class A office buildings, an overwhelming percentage of 91 of the total office stock being represented by Class A segment.
On the second position, amounting to 5% of the preference segment, were office stock located in villas, while on the third place, with 4% of the total, was office stock in Class B or C buildings.
In secondary cities also, the IT&C companies have mainly chosen Class A office buildings, since the beginning of the year.
In Romania, 270,000 employees are supported by the software and IT&C services industry, according to a research released by the Employers’ Association of the Software and Services Industry (ANIS) and carried out by Roland Berger company early this year.
According to the same research, in Romania, the software and IT&C services industry has recorded the fastest rate of employee number growth during the last five years, of about 10,000 employees per year.
