KÉSZ Romania receives the building permit for Corallis Apartments residential complex

KÉSZ Romania obtained the building permit, issued by the City Hall of District 1 – Bucharest, for Corallis Apartments residential project, located on the shore of Lake Grivița, in the Petrom City area, on Strada Coralilor 83-87.

With a new concept, Lifestyle by the Lake, the project aims to become a benchmark in terms of the comfort of living in harmony with nature, quality of life and responsibility towards the environment, with a firm commitment to build a complex to the highest standard of quality.

The purchase of the land in a surface of 15,500 sqm took place in December 2021. Afterwards, there came an intense period of studies and the actual design, area and market analysis, and the preparation of a project that satisfies current demand. Dedicated specialists with experience in urban planning, architecture, installations and automation took part in the design process. The results of the activities are transposed in the project, that has reached an important stage with the granting of the building permit.

Corallis Apartments Complex will enter its execution stage in August and will be completed at the beginning of 2027.

 

Location

Corallis Apartments is located in the northern part of Bucharest, in District 1, on the shores of Lake Grivița, at a short distance from Piața Presei Libere and Herăstrău Park, with quick access to office centres and educational institutions from the northern part of the capital.

The complex is comprised of five buildings of 5 floors each, which comply with the area’s specific height regime, mentioned in the local urban planning regulation, which is of maximum 22.70 m in height. Beside parking spaces for residents and visitors, the complex has dedicated parking spots for bicycles and charging stations for electric cars.

Design and architecture concept

Corallis Apartments is comprised of spacious 1-, 2- and 3-bedroom apartments, duplexes, garden apartments, but also rooftop apartments with roof terrace. The residential complex integrates various facilities that support an active lifestyle and offers over 6,000 sqm of green areas for sports. The terraced orientation of the upper floors offers an unobstructed view to the sunset, the spectacle of nature being a bonus of the Corallis lifestyle. By using modern technology, with a pro nature policy, the developer aims to offer a new living benchmark for the new generation, based on education, accountability, sustainability, quality of life and wellbeing.

Structural core

Due to the lakeside location, appropriate technical solutions will be used to ensure the stability of the buildings. A general screed type foundation system, with variable thickness, will be implemented. The infrastructure includes basements used as car parking areas, and due to the great depth, waterproofing will be applied according to established technical procedures and based on KÉSZ’s experience in the field of construction. The superstructure is made of monolithic reinforced concrete structure with slab floors, perimeter beams, pillars and structural walls.

BREEAM Excellent Certificate

Corallis is designed according to the BREEAM Excellent certification requirements, offering a holistic sustainability framework for the building and the infrastructure. This will be achieved by energy efficiency and responsible management, having the goal of reducing the carbon footprint and environmental pollution.

KÉSZ Romania has amassed multiple experiences in creating such projects, such as the headquarters of the Transilvania Bank, which obtained the highest level of BREEAM New Construction certification, with a score of 88.7% out of 100, a globally recognised sustainability and efficiency standard, which led to its classification in top 3% of this type of certified buildings in the world and obtaining the Outstanding standard. At the same time, the company’s own investment, the Hexagon Offices building, proved that we have the necessary know-how to ensure the highest standards required by the BREEAM regulations.

The project is fitted with photovoltaic panels, meant to offer a sustainability and energy efficiency model, transposed into lower maintenance costs for the residents of Corallis Apartments Complex.
