Costin Nistor, Managing Director of FORTIM Trusted Advisors, member of the BNP Paribas Real Estate Alliance, participated in the Property & Facility Management Conference, which took place at JW Marriot, on March 28, 2023. The topic of the panel focused on the methods by which office buildings align with today’s standards in order to maintain a competitive advantage.
The strategy of a successful renovation
“At America House, the premium office building in our Property Management portfolio, all common areas were redesigned, the elevators were replaced, the entire underground car park was upgraded with more than 300 spaces, facilities for cyclists were created, including showers and changing rooms and charging stations for electric cars. The pedestrian space in front of the office building was arranged, the respective area was returned to the community, for the employees who work in the building, but also for the residents of the Victoriei area.
It was not an easy process, the whole process took 3 years, from the moment the decision was made by the owner to the moment we achieved the BREEAM in Use Outstanding certification. The total value of the investment was 10 million euros, a considerable amount.
Nothing can be done for the old buildings without massive investment. And on the other hand I think it is more economically viable to renovate existing buildings than to demolish them and build new ones, at least from a carbon footprint perspective. They are old buildings that are in the center of the city and have good potential, following renovations.”
